Disposition Manager

* **Position Type:** Part-Time (approx. 4 hours/day) with scaling potential

### About the Role

Our real estate company is scaling its Dispositions Department. We operate a two-tiered model split between **"Sniping"** (high-level relationship building and closing major deals) and **"Machine-Gunning"** (mass qualification and high-volume outreach). We are seeking a process-driven, resilient, and highly coachable Junior Dispositions Associate to own the outreach engine.

Your primary mission is to systematically attack our buyer databases, run a high-volume qualification script via phone, text, and email, extract precise buying criteria (buy boxes), and hand off highly engaged real estate investors to our senior closer. This is a role built on metrics, execution, and extreme process discipline.

### Core Responsibilities

* **High-Volume Outreach:** Execute approximately 100 outbound calls per day, supplemented by systematic text and email multi-channel follow-ups targeting CRM lists and active marketing blast recipients.
* **Buyer Qualification:** Utilize structured scripts to interview real estate buyers, accurately mapping out their specific buy boxes (preferred locations, target price points, asset criteria).
* **Lead Hand-off:** Seamlessly transition highly engaged, qualified buyers to the Dispositions Manager to finalize property sales.
* **Data & CRM Hygiene:** Maintain absolute data integrity inside GoHighLevel by meticulously managing custom fields specific to real estate investment properties.
* **KPI Tracking:** Accurately update the internal team dashboard daily to ensure cross-department transparency across active real estate markets.

### Required Qualifications & Profile

* **Phone Resilience:** Exceptional verbal communication skills with the stamina to handle high-volume cold and warm outreach without dropping energy.
* **Coachability & Drive:** A sharp, feedback-hungry mindset. You actively look for critiques in your performance and adapt rapidly to call-coaching frameworks.
* **CRM Proficiency:** Direct operational experience with GoHighLevel (GHL), specifically manipulating and updating advanced custom fields rather than relying on generic snapshots.
* **Process-Driven Execution:** Highly organized and detail-oriented. You prioritize structured data and execution over free-styling on calls.
* **Real Estate Familiarity:** Basic understanding of wholesale real estate, disposition processes, or investor terminology is highly preferred but not mandatory if you are exceptionally coachable.
